Johnson Brothers Construction and Remodeling

Johnson Brothers Design / Build Program

Our design/build program utilizes the experience of our in-house architect and our 30 years of remodeling experience to provide a seamless process for our customers that need both home design and construction. This concept promotes a team approach between us, working together to create a project that meets your needs as well as fits your budget. Efficiency for the entire project is condensed, providing maximum accountability for design details, cost management, and scheduling. Here is how it works......

Give us a call..... This simple step puts you in good hands right away
. One of our estimators will discuss your project and basically get acquainted with you on the phone. We ask you about your “wish list”, expectations, budget, and time frames. We answer questions about our Company and how our program works. We mutually agree to take the next step......

Complimentary consultation..... Our estimator will set up a time to meet you at your house to further discuss your “wish list” and review the existing conditions of your property. We will take some photos and rough measurements. We may even discuss a few “reality check ball park costs” for doing the work. The goal of this meeting is to gather enough information to prepare ........

Preliminary specifications..... and a realistic budget guideline will be presented to you in a written format via mail, e-mail, or personal presentation. Once you approve this information, we will enter in to a construction agreement and move forward with preliminary design. If your project is too undefined or there are too many unknowns or options to address, we may need to enter into our.......

Feasibility design phase..... which authorizes our architect to do some basic discovery and space planning so you can see what your options are and how the new spaces could work for you. These options are then critiqued for budget. We typically will know fairly quickly which option best fits your needs and your budget. The feasibility design phase limits your financial exposure to a minimal cost if you elect to not move forward on your project. If you do move forward, these dollars and efforts are rolled into.......

Preliminary design..... continues once you are comfortable with the general budget and scope of work. Discovery of existing conditons, property setbacks, easements, and structural concerns take place. We will create as-built drawings showing your current spaces as well as plan-view drawings showing how your new and remodeled areas work together. If the exterior of your home is impacted, elevation drawings will be produced. We want you to see how your project will look and function for you. Our estimators will provide value engineering for the design as it evolves. We want to give you the best value we can for the dollars you have to spend. This allows us to continue with......

Working drawings..... are prepared with all the necessary structual notes and details. Our architect submits the drawings to the building department and secures the necessary permits. While the working drawings are being prepared, we are addressing......
